The old rules of the Vaughan real estate market have been rewritten. After years of rapid, unsustainable appreciation, 2025 marked a definitive shift toward buyer-friendly conditions. We’ve officially entered an "Adjustment Phase" as the market recalibrates to a new interest rate reality.
According to the December 2025 data, the market has cooled significantly from its pandemic-era peaks:

Average Property Price: $1,171,837 (Down 9.7% year-over-year).
Inventory Levels: Overall Months of Inventory (MOI) sits at 5.8 months, signaling a much more balanced environment.
Market Velocity: It is no longer a "sold in days" market. Properties are now taking an average of 46 days to sell.
A Tale of Two Segments: While the overall trend is a "reset," the freehold and condo markets are behaving very differently:
Freeholds: Average prices declined 10.3% to $1.44M. Despite this, competition remains surprisingly robust with a 0.90 Sales-to-New-Listings ratio, meaning 9 out of 10 homes listed are still selling.
Condos: Prices also fell 10.3% to $615K. However, this segment is facing a massive inventory wall of 7.6 months, driven by reduced investor activity and a surge in new completions.
In December, the Months of Inventory in Vaughan jumped by nearly 3 standard deviations. That is a massive pattern break. While Royal LePage predicts a 1% dip for the GTA, our local data shows Vaughan detached prices are already down 8.9% year-over-year. In the condo segment? It’s even crazier—prices are sliding up to 17% in just the last 30 days. [Link: www.RemaxVIPteam.com]
Stay tuned for Part 2, where we look at the 15-year historical context of Vaughan to see if this reset is a return to normal.
