Selling a House in Winter in Ontario: Why It Can Work in Your Favour

Serious buyers, less competition and a home that feels warm and welcoming.

By Andrei Baiborodin, Sales Representative · RE/MAX VIP TEAM · 5-minute read

Many homeowners assume spring is the only good time to sell. In reality, selling a house in winter in Ontario can be a smart move, especially in the GTA, where buyers are active all year. If you are thinking about listing between November and February, here is what to know.

The short version
• Winter buyers are usually serious buyers.
• Fewer listings can mean more attention for yours.
• Price it right from day one.
• Make the home warm, bright and safe to visit.
• Plan your timing before the spring rush.

WINTER BUYERS

1. Winter buyers are usually serious buyers

People who shop for a home in the colder months are rarely browsing for fun. Many are relocating for work, have already sold, are expecting a new family member or want to move before a new school term. That often means fewer casual showings and more motivated buyers who are ready to act.

LESS COMPETITION

2. Less competition can mean more attention

Fewer sellers usually list in winter. With fewer homes to choose from, a well-prepared, well-priced listing can stand out instead of getting lost among dozens of similar homes.

PRICING

3. Price it right from day one

The first two weeks on the market matter most in any season. Look at recent sales of truly similar homes nearby, your home's condition and what buyers are comparing it to right now. A realistic price at launch usually beats a price cut later. Every neighbourhood in Vaughan, Richmond Hill and the rest of the GTA moves a little differently, so local data matters more than headlines.

STAGING

4. Make your home warm and welcoming

Winter is a great season for staging because a cozy home feels inviting. A few simple home staging tips for the colder months:

  • Keep the home comfortably warm for showings.
  • Turn on lights and open blinds to make the most of shorter days.
  • Add soft throws, a few fresh plants and a neutral seasonal touch, without heavy decorations.
  • Keep the entrance spotless: a mat, a spot for wet boots and a clear walkway.

OUTSIDE

5. Prepare the outside, too

Buyers notice safety and care. Keep the driveway, steps and walkways shovelled and salted. Make sure outdoor lights work, since many showings happen after 4:30 PM. If you have summer or fall photos of the garden, ask your agent about including them so buyers can picture the home in every season.

MAINTENANCE

6. Show buyers the home is well maintained

Winter is when buyers and inspectors pay close attention to heating, windows and the roof. Book a furnace service, replace the filter and keep the receipts handy. Test smoke and carbon monoxide alarms. These small steps build confidence and can help an inspection go smoothly.

Before your first showing: furnace serviced, filter replaced, alarms tested, walkway clear, outdoor lights working, home warm and bright.

TIMING

7. Plan your timing

Selling in winter can let you settle into your next home before the spring rush, when competition among buyers is often higher. Talk through your timeline early: closing dates, a possible move-out plan and whether you need to buy and sell at the same time.

MY TAKE

The bottom line

Every season can be the right season to sell. What matters most is the right price, the right preparation and the right plan for your home and your family.

Bank of Canada Raises Rates: What It Means for You

A quarter-point hike, explained in real dollars for GTA homeowners, buyers and sellers.

By Andrei Baiborodin, Sales Representative · RE/MAX VIP TEAM · 5-minute read

On October 28, 2026, the Bank of Canada raised its key interest rate by a quarter point, to 2.50%. It is the first increase since 2023, and it ends a long stretch of cuts and holds. If you own a home, are buying one, or are thinking about selling in the GTA, here is what this change means in real dollars, without the jargon.

Below you will find what changed and why, real-dollar examples for variable, fixed and line-of-credit borrowers, what it means if you are buying or selling, and what may come next. Every number is an estimate, so treat it as a starting point for a conversation with your lender, not a final answer.

The short version
• Variable rate, payment changes: about +$70 a month per $500,000
• Variable rate, fixed payment: same payment, about $104 more to interest on $500,000
• Fixed rate: $0 change until renewal
• Line of credit: about +$21 a month per $100,000
• Buyers: roughly 2% less buying power

THE BASICSWhat actually changed

The Bank of Canada sets the overnight rate. Banks use it to price their prime rate, and prime drives variable-rate mortgages and home equity lines of credit (HELOCs). When the Bank moves by 0.25%, prime usually follows within a day or two.

Fixed-rate mortgages are different. They follow bond yields, which often move before the Bank announces anything. So the effect depends on the kind of mortgage you have.

VARIABLE RATE · PAYMENT GOES UPIf your payment changes with prime

If your payment goes up when prime goes up, here is roughly what a 0.25% increase looks like:

Mortgage balancePer monthPer year
$500,000about +$70about +$840
$750,000about +$104about +$1,250
$1,000,000about +$139about +$1,670

Estimates: 0.25% increase, 25-year amortization.

Noticeable, but for most households it is manageable when it is planned for.

VARIABLE RATE · FIXED PAYMENTIf your payment stays the same

Many Canadian variable mortgages keep your payment the same. In that case, nothing changes on your bank statement, but more of each payment goes to interest. On a $500,000 balance, about $104 more a month goes to interest and less to principal. Your mortgage gets paid off a little more slowly.

Worth checking: if rates keep rising, some lenders will ask you to raise your payment once you reach your "trigger" point. Call your lender and ask where you stand.

FIXED RATEIf you have a fixed rate

Your payment does not change today. Your rate is locked until renewal. The real question is what rates look like when your term ends, so if you renew in the next 12 months, start the conversation with your lender or mortgage broker early.

LINE OF CREDIT · BUYERS · SELLERSHome equity line of credit

A HELOC usually moves with prime right away. Expect about +$21 a month for every $100,000 you owe, on an interest-only basis.

What it means for buyers

Buyers qualify under the federal stress test, so a higher rate lowers the maximum amount you can borrow. A 0.25% increase cuts buying power by roughly 2%. On a $1,000,000 purchase budget, that is about $20,000 less.

  • Get a pre-approval and ask your lender to hold the rate. Many holds last 90 to 120 days.
  • Build a little room into your budget instead of stretching to the maximum.
  • Focus on the home and the neighbourhood you want long term. Rates change; a good location stays good.

What it means for sellers

Some buyers will hesitate, and some will adjust their budgets. That makes pricing and presentation more important than ever. Homes that are priced right from day one and look their best still sell well, even in a cautious market. Homes that start too high tend to sit, and then sell for less.

If you are thinking about selling in the next year, a clear plan now (timing, pricing and preparation) puts you ahead of the sellers who wait to see what happens.

LOOKING AHEADWhat could happen next

The Bank said further increases are possible if inflation does not come down as expected. Nobody can predict rates with certainty, so the best approach is to plan for a range. Ask yourself: if rates go up another 0.25% or 0.50%, does my budget still work? If the answer is yes, you can make decisions with confidence.

MY TAKEPlan, don't panic

A quarter-point move is not a crisis, but it is a good reason to review your mortgage, your budget and your plans for the next year.

Market Update

Inflation Cools to 2.8% — Here's What It Means for GTA Home Buyers

StatCan's June report shows inflation easing on lower gas prices. Here's why that matters if you're buying, selling, or investing in Toronto and the GTA.

MONTH-OVER-MONTH DROP

Statistics Canada's latest inflation report is out, and it's good news for anyone watching the housing market from the sidelines: the Consumer Price Index rose 2.8% year-over-year in June, down from 3.2% in May. The main driver? Falling gas prices, which reversed much of last month's energy-driven spike.

It's easy to scroll past a StatCan headline like this. But for GTA buyers, sellers, and investors, this number is one of the most important economic signals to watch — because it's the one the Bank of Canada leans on most heavily when setting interest rates. And interest rates are what shape your mortgage payment, your pre-approval amount, and how much home you can actually afford.

What Actually Happened

May's inflation print jumped to 3.2%, largely because of a surge in gasoline prices tied to Middle East conflict disrupting energy exports. That pushed overall energy costs up sharply across Canada. In June, with prospects of easing tensions, gas prices came back down — and so did the headline inflation number, landing at 2.8%.

Why It Matters for the Bank of Canada

The Bank of Canada's core mandate is keeping inflation in check, typically within a 1–3% target range. When inflation runs hot, the Bank tends to hold or raise rates to cool spending. When inflation eases like it did in June, it strengthens the case for the Bank to hold rates steady — or even move toward a cut.

Lower or stable inflation doesn't guarantee a rate cut. But it removes one of the biggest obstacles standing in the way of one — and that's the kind of shift that tends to show up in mortgage pricing and buyer activity before it shows up in the next headline.

What This Means for the GTA Market

Buyers: If rates hold or ease, your borrowing power improves. This is a good moment to revisit your pre-approval with an updated, realistic number rather than one based on last year's rates.
Sellers: Improved buyer affordability tends to bring more serious buyers back into the market. Timing your listing around rate sentiment shifts can matter as much as timing it around the season.
Investors: Softer inflation and steadier rates mean more predictable carrying costs — worth factoring into your next acquisition or refinance conversation.

None of this happens overnight. But inflation data like this is exactly the kind of early signal that helps you plan a move ahead of the crowd, instead of reacting to it after rates have already shifted.
